TENANT SCREENING CRITERIA

All applicants for properties offered for rental through Texas Realty & Management will be processed and screened as follows:
  1. All prospective occupants that are 18 years old or older must complete an individual lease application and be approved. 
  2. Application fees are:  $55.00 per applicant.  This fee is for verifying the application and is non-refundable.  It is not a deposit and will not be applied to rent or any deposit and is not refundable even if the application is declined.
  3. A tenant credit check and criminal background screening will be conducted on all applicants.  A credit score under 620 will not be considered.  In addition, the credit history  will be required to show no late payments, collections or judgments within the last 12 months to be approved. We reserve the right to complete repeat background checks at any point during the lease tenancy on any person occupying the residence. 
  4. Applicants with evictions or broken leases that are 10 years old or less will not be considered.
  5. Applicants with felony convictions or misdemeanors to be considered on a case by case basis.  Applicants who are required to register as a sexual offender will not be considered. 
  6. Credit problems such as bankruptcies or foreclosures will require at least 12 months credit history with no late payments, collections or judgments.
  7. Employment and prior rental verifications will be completed and we reserve the right to complete repeat employment verifications at any point during the lease not just prior to leasing.  Each applicant  must provide valid contact information for listed employers and landlords to process verifications. 
  8. Employment history will be checked and a minimum of 2 years of work history is required for consideration.  If you are a wage earner you must provide pay check stubs covering the last 30 days and an employment verification request will be sent to your employer.  If you are unemployed, you must provide proof of a source of income. If you are self-employed, you must provide copies of your last twelve business or personal bank statements AND copies of the previous tax year IRS 1099 forms, or in lieu of the 1099 forms, we will accept signed and dated tax returns for the previous year along with a certification letter from your CPA.  If you receive supplemental income, government or insurance benefits or court ordered income, you must provide verifiable proof of that income.
  9. The total gross income required is 3 times the rent. Income from more than one of the married adult occupants can be combined to meet this requirement.  Roommates will be considered if they individually meet the total gross income requirement of 3 times the rent. 
  10. Previous rental history will be taken into consideration, including timely rent payments, keeping property in good condition, and fulfillment of previous leases with no violations, breaches, damage or suits.
  11. A valid drivers license or other state issued identification must be provided for all occupants age 18 or older.
  12. At our sole discretion, if you cannot meet ALL of the criteria above, we may still consider accepting your Application if you:
      1. Provide Additional Deposit (at the landlord's discretion) or;
      2. Provide an acceptable lease co-signer.  A cosigner must be at least 21 years old, live and own their own home in Texas.  They must pass the same Application and screening process you must pass except, we will deduct the co-signer's housing costs before applying his or her income to our income standard.
  13. Pet Policy
      1. Pets may be accepted on a case by case basis.  The number of pets allowed in a rental unit and any weight restrictions are at the complete discretion of each independent owner of a rental unit.  Shot records and pictures of your pets may be required along with providing names, ages and breeds. 
      2. Pitbulls, Doberman Pinschers and Rottweilers will not be accepted under any circumstances, additionally any other dog breeds considered aggressive may not be considered. 
      3. A Non-Refundable pet deposit of $350.00 per pet is payable and will be collected prior to move in.  Any additional Refundable pet deposits will also be at the discretion of an individual owner. 
      4. Exotic pets such as snakes, ferrets, or reptiles are not allowed in any of our rental units.
  14. IMMEDIATE DISQUALIFCATION & Residence Restrictions:
      1. False information or falsified statements made on the application will result in the immediate denial of the application.
      2. No businesses may be operated out of our rental homes as they are limited solely to residential use.
  15. All applications submitted will be reviewed for approval and are NOT considered on a first come, first served basis.  Denied applicants do have the right to dispute the validity of information acquired through a consumer reporting agency or other third party source pursuant to any applicable state and federal laws.
