If you are considering selling your investment property, we can handle the sale, and provide prior-to-sale exterior or interior Broker Price Opinions (BPO's) at a fraction of the cost of an appraisal. Texas Realty & Management LLC is also an authorized HUD Selling Broker.

SERVICE VENDORS: Our service vendors have been screened and are licensed and insured as necessary by law to handle our service calls. If you have a question about a vendor's credentials, we are happy to provide you with the details.

SPECIAL SERVICES:
YES! LEASE MANAGEMENT! This plan is offered to owner's who have no need for other complex services or reporting. Under this plan, owner's can call us to handle something as simple as the tenant did not pay this months rent. As a standard benefit T.A.N. allows an owner to receive all rents and deposits directly from the tenant and use our 24/7 emergency number and contacts so that they do not have to interface directly with a tenant or receive that dreaded 3:00 a.m call, all for a low monthly fee. When the need arises for an additional service, the owner pays an al-a-carte fee and that's it.
YES! WE MANAGE HOMES WITH POOLS! Many management companies shy away from this type of property because of the very high liability. Our systems and procedures for pool management are sound and designed to reduce the owner's liability as well as ours. We will not handle properties with pools that are not maintained or outside of local code requirements. We will not stand for irresponsible use of the pool and we require insurance both of the tenant and of the owner for the entire term of the lease. The policies are periodically checked to make sure they are continually in force and at the minimums that we require.
YES! VACANT UNITS ARE NO PROBLEM! We manage units that are vacant. We understand the special care and oversight that is necessary to make sure the grounds are maintained and the interior periodically inspected. If the unit needs to be winterized, it is handled. We do all this for a flat monthly fee.
YES! WE CAN LIST YOUR PROPERTY! We can list to sell or lease or assist you in looking for rental property. Our general office brokerage policy on listings for our owners is a 6% fee of the sales price on single family dwellings up to 4 units and up to 10% of the sale on unit holdings of 5 or more units.
YES! WE CAN OPEN DOORS FOR YOU! We offer a unique home viewing service to unrepresented buyers. In this age of "representation" there is generally a listing agent who represents the seller through a listing agreement arrangement and a buyer's or selling agent who has entered into a written agreement with a buyer to purchase a home. Many times "unrepresented" buyers, who have not entered into an agreement with an agent for exclusive representation, simply just want to see a home and they may be turned away by the listing agent because the listing agent will ultimately represent only the seller in the transaction for that home. We will show qualified unrepresented Buyers and Tenants homes within our service areas that require agent access. We set the appointments for up to 5 homes you wish to see and then you are chauffeured with one of our agents to see the properties. You are still free to choose a Broker of your choice once you decide to buy. Unrepresented buyers must be qualified to purchase a home within the top tier of the price range for homes selected to view, qualifications will be verified. Our agents will not discuss the property with you, they are there simply to open the door for you. So, thinking of relocating and only in for the weekend, call us! Turned down by a listing agent that won't show you the property, but not ready to sign up with a Buyer's agent, call us. Already Represented By An Agent, but they are unavailable to show you homes, we can show you Houston with their written permission! WE CAN OPEN DOORS FOR YOU!

office is located in Missouri City, TX. Our systems are entirely mobile. All of our agents, employees, owners and tenants have access to systems from anywhere in the world.
This makes for an efficient, streamlined, systematic operation no
matter where we are.
